RENTAL COVENANT
Welcome to Gaea Rental Community!
The general rules below simply to provide a frame to work out any conflict. Our hope is that they will never be necessary. We aim at bringing together a community of like minded individuals who share the same idea of harmonious and respectful living.
This Rental Covenant clarifies the scope of the Rental Information Notecard tenants receive before renting.
SUMMARY
No premium account is required, but you will need billing information on file with Linden Lab.
Be nice and considerate- offensive behavior on Gaea will not be tolerated. This includes weapons, orbiters and other antisocial behavior. If you chose to use this items as part of a ludic activity you can do so under explicit consent of your companions in such activity. At any time such activity can disturb your neighbors and use of weapons of group destruction -like nukes or berseek- will be reason enough for permanent banning. If that occurs, the avatar won't be entitled to any restitution or refund of available balances. See below for security systems and conflict resolution.
Residential zoning means... residential. Please refrain from any commercial activity in residential areas. Vendors on residential properties are prohibited.
There is only one place in the island where commercial activity is allowed: Creativa Gaea. This comprises the Arrival area, the Gaea Central Office, Art Gallery, Shop, Community Center with Spa and Dance Floor.
This is also the only area in the island with public access.This means, you can invite anyone to meet and party with you at the community center without needing to add them to any access list. Creativa Gaea was conceived for the enjoyment of all the residents and the protection of their privacy.
All the other parcels are Group Access only.
Gaea Eden is also an area for the common use and enjoyment of the residents and their guests.
The objective of both Creativa Gaea and Gaea Eden is to enhance the experience of community. Please enjoy and share these areas at your leisure.
In order to invite people to your home, you will need to send them a *Gaea Guest* tag, which you are able to do as Gaea Dweller.
Creativa Gaea or your home. Or both. Your choice.
IM GROUP CHANNEL
The group channel is open for all residents to use. As with everything else, be considerate and please, do not spam. Need ideas? Got an idea? Want to discuss it? Use the Group Channel.
SUPPORT
If you need any help, please don't hesitate to contact either Een Maculate or Don Mill. In this case, use a personal IM, not the group channel.
*Gaea* has a global behavior policy which applies to all guests and residents, while on our properties. These are to protect users against harrassment and disruptive behavior. If someone is violating any of these rules, please IM Een Maculate or Don Mill.
HARASSMENT
Gaea Management takes a very strong stance when it comes to harassing other users, due to the wide range of possibilities open in Second Life, we do not have a strict definition of harassment; however this includes spamming advertising to other residents, using weapons and other abusive conduct. Use your common sense and remember the 3 Rs.
OVERAGGRESSIVE SECURITY SYSTEMS
Since each plot in the island is Group Access only and each tenant has exclusive access to their doors and also de access/ban controls of their parcels, Gaea Management will not allow the use of the unsightly "ban lines" that ruins the aesthetic and mood of the Properties and decreases the value of the Second Life experience for it's residents.
You may use security systems for your land, however the coverage may not extend beyond the property lines of your land, and you may not ban any member of Gaea Management.
If your security system teleports users home without warning, we will consider this harassment of other users. If you have a security system, please set it to provide a warning (5-10 seconds is sufficient) before taking any action.
OVER-CONSUMPTION OF RESOURCES ("LAG")
Gaea is a class 5 server island so lag should not be an issue. Nevertheless, if you have objects or scripts which significantly negatively impact on the ability for the Sim (Region) to operate in an efficient manner (such as causing time dilation) we will ask you to cease using the items. This also applies to objects which can cause regions to crash, or cause frame-rates for viewers to drop to a significant degree. As with everything in Second Life we cannot predict every kind of abuse, so if you have a problem please contact the Management.
BUILDING LIMITATIONS
We already mentioned the concept of living in harmony with the environment and with others. Please, keep that in mind when you place outside furniture on your parcel. Try not to obstruct your neighbor's view and avoid placing major eyesores and excessive particle effects.
Sub-rentals are not allowed. You need to inform Management of all the people living with you so they can be added to the group as Dwellers.
Please, no commercial oriented builds or objects. No rotating, flashing signs or structures either. Limit the use of particle effects to prevent lag and inconvenience for your neighbors.
Skyboxes and other flying structures may be built between 250 and 350 meters above ground level, always within your prim allowance limit.
LANDSCAPING & TERRAFORMING LIMITATIONS
We can understand if you want to make some changes to your parcel landscape. A +/- 4m change from the existent configuration would be acceptable. Some minor adjustments to the landscape also -as a rule of thumb, a 5% of what already is in each plot.
Please ask with Management before embarking on any landscape/terraform projects since you will need our final approval and help to do it.

CONFLICT RESOLUTION
It is our intention to remain as absolutely hands-off as possible. If we all live our second lives by the 3Rs rule, the occurrence of conflict will be minimal. But sh!t happens. So here it is:
When 3 or more members of the community have a grievance against another member, and a Gaea Owner agrees, the the grievance must be addressed.
Gaea Management has in any case the final decision if an agreement could not be reached.
